Gameplay
In this game you start with 4 apartments, 3 vacant and 1 populated with your custom made first tenant. Your goal is to create the most comfortable apartment, while making a profit and making tenants happy.
Furnishings play a large part in this game, being used to make tenants happy, comfortable and skilled. However, apartments can get cluttered and there is a limit to how many furnishing you can put in a single apartment. There are only a few furnishings available, but many more can be obtained through research. Later on furnishings that can be placed only on balconies, gardens and hallways will come into play.
Apart from money, research points and tickets are used as currencies as well. While research points can be bought from Pumpkin Products, tickets need real money to be purchased, and this can be done via the ticket shop run by the Wairobot, which will take you to Google Play.
What's different about this game is that tenants can fall in love, marry and have kids. They will go on blind dates, get love interests and build their relationships with them. Once you have married tenants, they will sooner or later want kids, which grow over time, and may even become a tenant when they grow up.
To recruit tenants to fill your empty apartments, it's best to furnish your apartment before recruiting. All recruiting happens on weekends, and if you tapped recruit on a weekend it means the tenants will tour next week. Up to four tenants will tour at a time. Recruiting requires research points, and the wider an area you cover the more it costs. If someone famous, like the news anchor is interested in moving in, it will cost around 15 to 24 tickets rather than research points to have them tour the apartment.
Getting Tenants
To populate your empty apartments which are marked with For Rent signs, you will need to recruit tenants. This is done by tapping the apartment, and then Recruit Tenant. You have a few ways to find prospective tenants: post flyers(search over a small area), which costs 5 research points; call local agency, which costs 35 research points(search over a wide area); and call top agency(search all over the country), which costs 100 hundred research points. Other options are the famous people that might be interested. Interested famous people pop up from time to time, and are random events. A prospective tenant is more likely to be interested in renting your apartment if more of the boxes above their heads are filled up with smiley faces. After the touring, and all prospective tenants have left, what the tenants have thought about it will appear in a bar. The more interested, the more the bar is filled. You can view the details of your prospective tenant in by tapping on them. After tapping on them, you can choose this tenant with the button below. You can also rename your tenant. The tenant will give you a deposit of usually around 110 K. You will not see the tenant until the moving truck has pulled up, and the tenant appears. After that you might get a scratch card of any type.
Relationships
Only adult or student tenants can fall in love. They will go on blind dates, get love interests and build their relationships with them through dates and parties. Charisma makes love relationships better, so items that boost charisma can be used to make chances of marriage higher. An item called the love scroll can also be used to make relationships stronger. If a tenant wishes to get married, he or she will request a couple permit which costs around 4 research points. All permits must be researched and stay even if the tenant(s) move out. When the apartment has a couple permit, marriage will become possible. If the tenant decides to marry he or she will ask for advice, which is given through the menu. If all goes well the tenant will marry and you will gain a new tenant. However, this new tenant's job will always be "homemaker" and it is unchangeable with job passes, rare or normal.
The game currently does not feature same-sex relationships.
Children
Sooner or later married tenants may want to have kids. They will request a child permit which will cost about 35 research points. After the permit is given, by random chance they will have a boy or a girl. You can rename the baby. Babies don't do anything other than sleep on the floor or in a crib, which is a special furnishing. It's always better when babies sleep in cribs. A year later babies turn into toddlers and outgrow their cribs, who all look the same and do nothing but crawl all over the apartment.Toddlers don't sleep in beds, and just sleep on the floor. The next year they turn into children, and start sleeping in beds. Children can use furnishings like adults, and can talk with their parents but don't do anything else. After a year has passed children become high school students (HS student) and do all the same things adults can do except fall in love and marry. HS students become regular students straight after their marks come out from the entrance exams, and sooner or later will move out into either one of your apartments, or somewhere else. You can always get back a student that has moved out by choosing the post flyers option in the recruit tenants menu.
End Game
Once your game reaches the start of Y 20 M 4 your current game "ends", and your score is tallied. However, even though your game "ends", you may play as much as you would like, but it won't increase your score. You also unlock the ability to speed up the game (Menu > System > Settings > Speed > Fast).
After your game ends, you can start a new game, with some benefits carried over from your current game. Benefits that are carried over are only from the time your previous game "ended". Carry-overs stack across multiple play through.
